Today I have Evangeline Scott with me, my local mortgage lending expert here in Sacramento. She's going to be explaining some important changes that the real estate market will be experiencing this year.

On October 3rd, changes coming to the TILA-RESPA Integrated Disclosure (TRID) will affect everyone involved in the real estate industry, from consumers to Realtors to lenders.The Consumer Financial Protection Bureau (CFPB) issued a final rule amending regulations to the Truth in Lending Act as well as the Real Estate Settlement Procedures Act.


So, what does this mean for you? The TILA-RESPA rule consolidates four disclosures for closed and credit transactions secured by real property into two different forms.

One of these forms is a loan estimate that must be delivered or placed in the mail no later than the 3rd business day after receiving the consumer's application. A closing disclosure must be provided to the consumer at least three business days prior to consummation.

These new disclosures must be provided by a creditor or mortgage banker that receives an application from a consumer for a closed end credit transaction. However, creditors will still be required to use the current Good Faith Estimate, HUD 1 and Truth in Lending forms for applications received prior to August 1, 2015. After that date, these forms will no longer be used.

How to Make a Small Kitchen Feel Bigger

We recently found a good video on HGTV that we thought would be helpful to our clients who may own an older home with a smaller kitchen. Whether you're still living in the home or are planning on selling it, there are many ways to make the kitchen feel bigger without changing the home layout.

First of all, make the cabinets as long as possible. Extend them up to the ceiling. Then, take the fronts off the cabinets and replace them with glass. Making the cabinets taller gives you more storage, and the glass creates a sense of depth.


Choose a patterned tile for the backsplash. This also creates the illusion of more depth, which makes the entire kitchen feel wider.

Another thing to consider is your sink. Adding a farmhouse sink allows you to fit more in the sink without taking up any counter space.

Rolling pantries are great as well. They provide a lot more storage than flat-faced cabinetry.

Today, we're visiting the beaver dam near Iron Point and want to discuss a new partnership we've established with Golden 1 Credit Union

Golden 1 is California's oldest and largest non-profit credit union. It's the credit union of all the state employees, and now, they're getting into mortgages in a big way. They have lower closing costs because they are a non-profit, and there are certain things they don't have to charge for because of their status, which means they don't have to pass the cost down to you.

Golden 1 is member-owned and is a portfolio lender, which means they are using their own money. They don't sell their loans!

They offer the best customer service in the country and are able to do things that many other lenders are unable to do. For one, the guidelines after a short sale or foreclosure aren't as tough as they are with conventional lenders.

They offer a 3% down loan program that, unlike FHA, allows you to refinance out of the loan if you need to. They also charge lower premiums, which means you'll either save monthly or be able to buy a bigger house and make the same monthly payments. So, there's a lot to be excited about as Golden 1 enters the lending world!

As you probably know, the best time to buy or sell a home is the springtime! The great weather brings buyers out in droves, which usually results in more offers on your home. Obviously, the more offers you receive on your home, the better chance you have of selling for top dollar! 

The average days on market for the typical agent in Sacramento is 44 days. For my team, the average time on market is only 17 days! If you want to sell your home fast and for top dollar, there is no better time to do so!

If you plan on buying, there are some great Alternative Financing (Alt-A) options you should know about. If you are self-employed, Alt-A bank statement programs will allow you to use 12-24 months of bank statements, rather than tax returns, to get approved for financing. This helps people whose books aren't balanced in a traditional way.
